Overview

We are seeking a highly skilled and experienced Maintenance Manager to oversee all maintenance and repair operations for our exclusive 44-room boutique hotel on the island of Nantucket. The ideal candidate will be a hands-on professional with a comprehensive understanding of general maintenance systems, including HVAC, plumbing, electrical, and carpentry. This role requires managing the upkeep of all hotel facilities, including a 44-room hotel, a restaurant with two kitchens, a health club, recreation room, two pools, and all landscaping. The Maintenance Manager will ensure the property remains in impeccable condition, providing a seamless and high-quality experience for our guests.

Responsibilities

Core Responsibilities:

  • Manage and perform all maintenance, repairs, and preventative maintenance for the entire property.
  • Oversee a small maintenance team and external contractors.
  • Perform routine inspections of all systems and equipment (HVAC, plumbing, electrical, kitchen equipment, pools).
  • Coordinate and manage special projects, renovations, and large-scale repairs.
  • Maintain a detailed log of all maintenance activities and expenses.
  • Ensure all maintenance work is compliant with safety standards and local regulations.
  • Respond promptly to all maintenance requests from hotel staff and guests.
  • Manage the hotel's landscaping and grounds.
  • Must be technologically savvy and capable of learning and utilizing new software, including Computerized Maintenance Management Systems (CMMS) such as ALICE.

Technical Knowledge and Experience:

  • Diverse Skill Set: The ideal candidate should have a comprehensive understanding of various building systems, including HVAC (heating, ventilation, and air conditioning), electrical, plumbing, and life safety systems.
  • Preventative Maintenance: Experience in developing and implementing a proactive preventative maintenance program is crucial to avoid costly and disruptive repairs.
  • Troubleshooting: Strong problem-solving and troubleshooting skills are essential for quickly diagnosing and fixing issues, whether they are in a guest room or a major building system.

Managerial and Leadership Skills:

  • Team Management: The manager must be able to lead, train, and supervise a small maintenance team, including delegating tasks, managing schedules, and conducting performance reviews.
  • Budget Management: Experience in creating, managing, and monitoring departmental budgets for maintenance projects, supplies, and external contractors.
  • Vendor and Contractor Relations: The ability to vet, negotiate with, and oversee external contractors and vendors for specialized repairs or projects is a key part of the job.
  • Organizational Skills: Excellent organizational and project management skills are needed to juggle routine maintenance, emergency repairs, and larger-scale renovations.

Hospitality-Specific Skills:

  • Guest Focus: A deep understanding of guest service and the importance of minimizing disruption to the guest experience. This includes responding to maintenance requests promptly and professionally.
  • Attention to Detail: The manager must have an eye for detail to ensure the hotel's appearance and functionality meet the high standards expected of a boutique property.
  • Communication: Strong communication skills are vital for interacting effectively with guests, other hotel departments (e.g., front desk, housekeeping), and senior management.
  • Compliance and Safety: Knowledge of health and safety regulations, building codes, and fire safety protocols is paramount to ensure a safe environment for both guests and staff.

Education and Certifications:

  • Education: A degree in hospitality management, facilities management, or a related engineering field is preferred. However, significant on-the-job experience is a plus.
  • Experience: Successful candidates must have at least 5 years of experience in building maintenance or a similar role, with a proven track record in a supervisory or management capacity, preferably within the hospitality industry.
  • Certifications: Technical certifications in HVAC, plumbing, or electrical systems are highly valued. Professional certifications like the Certified Maintenance and Reliability Professional (CMRP) or Certified Plant Maintenance Manager (CPMM) can also be a significant advantage.
